What is included in my monthly property statement?
Each statement shows gross rental income collected from all your properties, the management service fee, any maintenance deductions for work carried out that month, statutory TDS deducted at source, and the final net payout credited to your account. Every line item is itemised and described. Nothing is grouped into a single unexplained figure.
How often is my statement issued?
Statements are issued monthly, on the fifth of each calendar month for the previous month's activity. You receive a notification when your statement is ready and can access it through your client portal or request a PDF export at any time.
Are the figures in my statement audited?
Yes. All figures are verified by the Credence internal audit team before the statement is issued. The discipline comes directly from 22 years of financial market practice, where every rupee is accounted for and every deduction is explainable. If a figure ever looks wrong to you, call us. We will walk through it line by line on the same day.
Can I export my statement as a PDF?
Yes. Every monthly statement can be exported as a PDF directly from this page. The format is audit-ready and suitable for filing with your tax advisor or submitting to financial institutions abroad as proof of rental income.
What is the management fee deducted from my income?
The standard management service fee is 10% of gross rental income collected. This covers tenant sourcing, rent collection, maintenance coordination, compliance management, and real-time reporting. There are no additional hidden charges beyond what appears on your statement.
How does Credence handle TDS deductions for NRI property owners?
For NRI property owners, TDS is deducted at source as required by the Income Tax Act. The deduction appears as a separate line item on your monthly statement and is reflected in your Form 26AS for reconciliation when you file your annual return. Credence provides supporting documentation for your tax advisor on request, at no additional charge.
Can I view statements for previous months?
Yes. Your full statement history is available through the client portal. The past statements section shows the three most recent months with their issue dates, and older statements are accessible in the archive within your account.
